What is a structural warranty?

A structural warranty covers latent defects and is an insurance policy that covers against the cost of rectifying any major damage caused by structural defects in the design, workmanship or components of the building. Whilst it is purchased by the builder before construction starts, it actually protects the homeowner from structural damage that may occur during the first 10 years after it has been completed.

The vast majority of mortgage lenders and banks require a structural warranty to be in place before they will provide a mortgage on a property.

Since 2007, LABC Warranty have worked in partnership with Local Authority Building Control (LABC) to provide secure and reputable structural warranties to some of the largest developers, contractors and housing associations. This unique partnership means that together we can provide building control and warranties throughout England and Wales using the combined technical expertise of over 3,700 surveyors.

Whether you are building a one-off home or a large multi-story development, we have the cover and capacity with our panel of A-rated insurers, to protect you and your buyers.
